The following is a small list of pertinent information. However, this is not a full set of restrictions. The complete set of restrictions is available by opening the link below.
- All homes must be new - never lived in.
- No singlewide mobile homes are permitted. All homes be must doublewide, modular, or stick built.
- All homes must have a perimeter block foundation. No skirting is permitted.
- The placement plans of said home must be approved in writing by the homeowner's association prior to placement.
- No more than one (1) detached outbuilding per lot.
- Association dues of $150 per lot, is to be paid on June 30th of each year. These dues go toward monthly utility bills for street lighting, snow removal, maintenance of roads, etc.
- All lots must have a culvert pipe and stone driveway.
- All homes must have a shingle roof, vinyl or aluminum lap siding, composition T111 vertical siding in combination, if applicable.
- There is a tap fee due to the water company for $3850 to connect to the central water. Please call Tidewater Utilities at 302-734-7500 for hook-up rates and fees. They will schedule the hook-up.
- At the time of settlement, developer will deposit $250.00 in the property owner's association account.
