The following is a small list of pertinent information. However, this is not a full set of restrictions. The complete set of restrictions is available by opening the link below.
- All homes must be approved by the developer prior to placement. All homes must be doublewide with a minimum of 900 square feet. All home must be placed on a block foundation.
- The placement plans of said home must be approved in writing by the developer prior to placement.
- No more than one (1) detached outbuilding per lot.
- Association dues of $100 per lot, is to be paid on January 1st of each year. These dues go toward monthly utility bills for street lighting, snow removal, maintenance of roads, etc.
- All lots must have a culvert pipe and stone driveway, unless otherwise approved by the developer in writing.
- There is a tap fee due to the water company to connect to the central water. Please call Tidewater Utilities at 302-734-7500 for hook-up rates and fees. They will schedule the hook-up.
- There is a $3500 sewer tap in fee due at time of settlement, as well as the first year usage fee. After the first year, homeowners will receive a $75 quarterly bill for sewer usage.
